Renting warehouses – a cost-efficient alternative to purchasing

If there is a storage bottleneck in companies, they strive to quickly find a cost-effective solution to remedy this bottleneck. Buying is not always the best option in this regard, as it requires a large investment budget that takes up liquidity.

Renting warehouses – a cost-efficient alternative to purchasing

The semi-permanent warehouse construction deploys a modular construction method. The warehouses are not only quickly assembled but can also be dismantled at any time.
Accordingly, such warehouses are not only suitable for purchase, but can also be rented. The rental option is a cost-effective alternative to buying, especially if companies cannot estimate how long their storage needs will last.

In addition to the rental option, the quick and easy assembly is another great advantage of semi-permanent warehouses. If the need arises at short notice, it is possible to assemble a semi-permanent warehouse within a few weeks.

Renting lightweight warehouses: Advantages at a glance

Which form of financing is right for a company depends on the duration of the storage requirement and the economic situation. The main advantages of a rental model are cost efficiency, planning security and flexibility.

  • Cost efficiency : With the rental option, the company does not have to spend a high investment budget (CAPEX). Accordingly, liquidity is conserved. Only the operating costs (OPEX) increase, but they are much lower. In addition, the rent can be deducted right from the start of the rental period, thus bringing tax savings.

  • Planning security : Especially in times of economic uncertainty, it is often risky for companies to raise a high investment budget. Since only the operating costs increase with the rent, entrepreneurs do not have to commit to their strategy and can dismantle the warehouse again if necessary. However, it is of course also possible to expand the warehouse should this be necessary during the rental period. Lightweight warehouses are easy to expand due to their modular design.

  • Flexibility : Another major advantage is the flexibility that a rental model brings. Contract terms and other modalities can be agreed upon with the warehouse provider so that companies can tailor the rental period to their individual needs. If it turns out during the rental period that the need is longer, the warehouse can also be purchased. In addition, the size and equipment of the warehouse can be flexibly expanded. If the storage bottleneck is only temporary, the purchase of a warehouse is not necessary.

How high are the rental costs for a lightweight warehouse ?

There is no general answer to the question of how high the rental costs for a lightweight warehouse are. Due to the modular design, there are countless possibilities in the dimensions of the warehouse. The number of gates and doors as well as the wall and roof cladding also have a significant influence on the rental price - depending on whether the stored goods are temperature-sensitive or not. Lightweight warehouses can, of course, also be clad with insulated panels. Accordingly, the prices vary greatly.

In addition to the rental costs, there may also be one-off costs for assembly and lifting equipment. However, some warehouse providers allocate these costs to the total rent, so that apart from the increasing operating costs, there are no financial expenses. The following overview shows an example of the costs incurred for a 525 m² rental hall with trapezoidal sheet metal walls and a simple PVC roof tarpaulin. The hall is equipped with a sliding gate and two steel doors and would cost EUR 873 per month.

The purchase price of the warehouse described above is over 45,748 euros. Accordingly, a purchase of this warehouse is worthwhile only from the 53rd month. Until then, renting is the more cost-effective option, which, in addition to lower costs, brings other advantages.
